Ask specific questions: Did the builder communicate clearly? Did the project finish close to the promised timeline? Were there unexpected costs? How were warranty issues handled after move-in?

Pay attention to the tone of the answers, not just the words. A builder who produces happy homeowners is usually doing something right.

Get the details in writing

Never rely on a handshake. A proper contract should spell out the scope of work, the payment schedule, the timeline, what is included in the base price, and how change orders are handled. It should also include warranty terms.

Read the contract carefully. If something is unclear, ask questions until it is clear. This is not being difficult. This is being a smart homeowner.
