The layout question decides your budget
Keeping the toilet, tub, and vanity where they are keeps the project in the midrange band. Moving the toilet three feet means opening the floor, rerouting a 3-inch drain, and re-venting — often thousands of dollars before a single tile is set. Move fixtures only when the current layout truly fails you.
What buyers respond to now
- Curbless or low-curb tiled showers replacing an unused garden tub in the primary bath.
- Double vanities where the wall length allows.
- Proper ventilation — a correctly sized, correctly ducted exhaust fan prevents the mold problems inspectors flag.
- Blocking for future grab bars — inexpensive during framing, invaluable later.
Aging in place is a value play
Move-up buyers in their 40s and 50s are increasingly buying their last house. Wider doorways, comfort-height toilets, a bench in the shower, and lever handles read as thoughtful design rather than medical equipment when they are done well — and they widen your future buyer pool.
Waterproofing is where corners get cut
Ask specifically how the shower will be waterproofed and what pan system is used. A failed shower pan shows up two years later as a stain on the ceiling below. Use a member bathroom remodeler who will name the system and warrant the installation.
