Residing Your House: Vinyl, Fiber Cement, and Stone Veneer Compared

New siding changes the entire impression of a house from the street, and it is the project that most reliably tops national cost-vs-value rankings. The material you choose drives both the price and the payback.

Vinyl siding

The lowest installed cost and the widest availability. Modern insulated vinyl improves the wall's R-value and resists the wavy look of older product. It returns roughly 70–80% at resale, needs essentially no maintenance beyond washing, and lasts about 25 years. The downside is impact damage from hail and a lower-end perception in higher-priced neighborhoods.

Fiber cement

Roughly 50–80% more than vinyl installed. It does not melt, does not attract pests, holds paint for 12–15 years, and carries long manufacturer warranties. It reads as a premium material to buyers and typically returns 80–90%. It is heavy and requires an experienced crew — installation quality matters more here than with any other siding.

Manufactured stone veneer

Usually applied as an accent on the front elevation, water table, or around an entry rather than the whole house. Partial stone veneer has led national ROI rankings for years, frequently recouping well over 100% of its cost, because a modest amount of material transforms the front of the house.

Do not skip what is behind the siding

  • Water-resistive barrier — house wrap correctly lapped and taped.
  • Flashing at windows, doors, and the roof-to-wall intersections.
  • Rot repair — budget a contingency; sheathing damage is only visible after tear-off.
  • Insulation — residing is the one moment when adding continuous exterior insulation is affordable.

Mixing materials

The best-performing exteriors in this market combine materials: fiber cement or vinyl on the field, stone veneer at the base and entry, and board-and-batten or shake in the gables. A member siding contractor can mock up the combination before you commit to 2,000 square feet of it.
